Our Client is an internationally recognized Dubai based group of companies, whose vision and pioneering concepts has changed the face of shopping, entertainment and leisure in the Middle East. Reporting to the SVP - Leasing, you will be responsible for marketing new and existing properties in order to facilitate their leasing to tenants who meet the required merchandising mix and whose leases meet the requirements of the Leasing Committee. Your main duties will include - Agreeing with VP- Leasing on objectives. These objectives will outline the amount of space to be leased, the time frame required to Lease and the target rental rate to be achieved, appropriate merchandise mix compatibility and presentation. Agree with VP Leasing and the relevant Development Manager appropriate marketing plans which will issue potential tenant awareness and interest in the new development. Taking the approved merchandising mix of his properties, identity for discussion with VP Leasing and Development Manager and the Leasing Committee a shortlist of appropriate tenants for each letable space. Conduct negotiations with more than one tenant for each letable space and then make a recommendation on preferred tenant to the Leasing Committee (within his assigned properties). Work with the VP- Leasing to ensure new developments are completely leased prior their completion and handover. Prepare lease agreement and all necessary documents to commercial and legal bind agreement with tenant in co-ordination with HO Legal Department and Leasing staff. Prepare regular Leasing activity reports and the status of each negotiations held with potential Tenants. Maintain in conjunction with the Legal and the relevant Property Development and Commercial Operations Executives a standard Lease. To work with Property Operations Executives in putting a strategy for Lease Extension negotiations, finding where retail gaps exist and what retailers will best complement those already in the Centre. Participate in the advisory workshop to provide leasing inputs from a regional prospective. To qualify you should have a recognised University Degree in Commerce/Business/Marketing or similar profession, with minimum of 5 years experience. Have a thorough understanding of the commercial leasing market of UAE, and Middle Eastern environment, general knowledge of the local laws governing Landlord/Tenant relationships, possess a strong market awareness of all competitors and competing Shopping Malls, be sensitive to be sensitive to market changes to determine the types of retailers, the Centre should be attracting, contribute to the strategic planning of the new. You must also be fully conversant with legal documents, pertaining to all leasing transactions and also be willing to relocate Mena Region (the role is initially based in Dubai but you will eventually be moved to the asset in Syria)
